6 Practical Considerations for a Beautiful Garage Addition

P130028_38z.jpegPurchasing a home without a garage is a bummer for most home buyers. Is it worth it to add a garage? Here are a few things from the Orlando garage floors experts, Garage Design Works, to mull over before deciding.

What functions would this space serve?

  • Parking cars
  • Work space
  • Storage space
  • Activity space

What are your local zoning laws regarding:

  • Where can you locate a garage ?
  • What will be your size restrictions?
  • Are there any mandatory roofing materials?
  • What are the requirements for water drainage?

Should you build a detached or attached garage?

  • Most people prefer an attached garage for easy access to their home. However, a detached garage allows for more of a retreat if you spend a lot of time in your garage.
  • It also diminishes the noise from power tools reaching the home. An attached garage is less expensive because you already have an existing wall and are not building totally from scratch.

Should you build a single-car or two-car garage?

  • Consider the resale value of this decision. The approximate space for a one-car garage is 14’ X 20’, whereas a two-car garage would need about 20’ X 24’.  These dimensions would give you just enough room to park your car and get out. You‘d need to add 6’ to 8’ for a workbench space. You could use overhead storage for items you access seasonally but would need additional space if you wanted storage on the garage floor.

How much driveway space will you need?

A typical single-car garage needs a driveway that is 10’ wide from the garage door to the street. You would want a 20’-24’ wide driveway for a 2-car garage.

Where should you place your garage door?

Placing your garage door on the side of the house with garage windows in the front of your home will make the garage look like another room in your home. However, you will incur the cost of additional driveway space. If you decide to place your garage door in the front of the house, opt for two doors instead of one big one to increase curb appeal.
